Pre-tenancy set up : We take up housekeeping, cleaning, repairs and enhancement of your property before presenting it to any potential tenant. We also arrange for professional cleaning, if required. We ensure that your house is clean, tidy and uncluttered, before it is put up for viewing, in order to get better rentals and tenants who would care of your property. Listing out the inventory at your house: In case of furnished accommodation, we ensure that a detailed list of the entire inventory at your house is prepared before it is put up for viewing. Assisted Check-In : Once the tenant and tenancy terms are finalized, we complete all formalities with the tenant on your behalf in case of your absence. Our team makes sure that every detail of the transaction is handled smoothly, right up until the day the tenant moves in. Property inspections : We take up inspection of your house, whether occupied or unoccupied, at least once a quarter, and send you detailed updates. Rent collection: We ensure that the monthly rent is collected and deposited on time in your bank account. Handling any in-tenancy repair and maintenance issues / requests : We ensure that the quality of your property is maintained by taking up works in your absence, with your prior approval. Management of warranties : We help in taking care of warranties pertaining to any white goods, furniture and fitting. Mail forwarding : We ensure that any correspondence received in your name is forwarded to you in time. Payment of routine outgoings : We make timely payments of any house-related society bills, taxes, utility bills and others on your behalf. Dilapidation assessments and enhancement advisory : We carry out an assessment of any wear and tear or otherwise to your property, give you advice and work upon the same on your approval. Preparation of a comprehensive Tenancy Agreement : We design the Agreement to protect your asset, maximize your benefits and clearly set out the rights and obligations of both parties. Assisted check-out of tenant : At the end of the tenancy period, we check the condition of your property and its contents against the original conditions and inventory and collect the keys from the tenants.
